Patel Legacy Properties offers an array of core services, including dispositions, acquisition advisory, 1031 exchange transactions, sale-leasebacks, portfolio analysis, valuation analysis, market and demographic evaluation, build-to-suit, and capital markets consultations.

Within retail, Mr. Patel’s expertise is within shopping centers, has a unique approach to analyzing rent rolls, CAM Reconciliations, and is meticulous at pro-rations during a closing. His financial background provides him with an understanding of multiple methods to add value for landlords and potential landlords. Prior to starting his own team, Patel worked for Heidenberg Properties, a Bergen County-based developer focused on grocery-anchored assets in the Northeast. During his time, he worked in conjunction with the c-suite and JLL to successfully undergo a portfolio sale totaling $110M from five grocery-anchored assets. These assets were located in NJ, PA, & NY.

Patel gained valuable insights on maximizing profits from tenant leasing, value-add construction, and executing swap breakages with regional banks. Moreover, these multiple methods to capitalize from owning commercial retail assets is why he is now offering his services to the broader market.

Patel earned a Bachelor of Science in Real Estate Finances from Rutgers Business School of Newark & New Brunswick. The Rutgers Center of Real Estate awarded him the RU RE Scholarship due to his academic and professional achievements working in Real Estate. In 2024 Patel returned back to school at NYU Schack Institute of Real Estate to pursue a Master of Science in Real Estate Finance and Investments.
